ACQUISITION

  • Maintaining strong relationships with the deal community to access compelling off-market and marketed opportunities which provide superior risk adjusted returns.

  • Reviewing and evaluating markets and properties, including property-specific cash flows and business plans.

  • Securing exclusivity and negotiating sale and purchase agreements with the seller.

  • Coordination and recommendations on third-party due diligence, including but not limited to valuation reports, property condition assessments, environmental reports, and survey reports.

  • Arrangement of third-party financing, including lender selection, negotiation of pricing and terms, monitoring lender covenants and post-closing reporting.

  • Establishment of joint venture structures with operators and investors, if applicable.

  • Coordination and provision of relevant tax and Shari’ah advice as required

ASSET MANAGEMENT

  • Implementation of business plan with active asset management that seeks to protect and enhance value. Recommendations on amendments to the business plan.

  • Continual communication with tenants to understand the status of their business, discuss high level property issues, and their general satisfaction with the property.

  • Enforcement of lease provisions for tenants and the landlord.

  • Actively monitoring property performance relative to financing covenants.

  • Selecting and actively monitoring third party property managers.

  • Obtaining and monitoring relevant insurance programs for the property investment.

  • Coordinating with third party accountants and tax advisors to create quarterly/annual property reports which meet the reporting needs of relevant tax authorities and clients.

DIVESTMENT

  • Monitoring the business plan in the context of current market dynamics to advise on property dispositions.

  • Managing the sales process to maximize value for clients.
